The Overlook at King of Prussia

Trinity’s first big project came in 1997 with The Overlook at King of Prussia. The property presented unique political challenges as it sat adjacent to the 3.2 million sq. ft. King of Prussia Mall. To overcome the mall owner’s political influence and concerns about nearby competition, Trinity presented a plan for the new shopping center to house complementary rather than competitive offerings. Trinity conducted a void analysis that revealed the area was missing discount retail, restaurants, and a movie theater. Trinity shared the plans with the mall’s owner who agreed not to fight the new development.

United Artist Theater liked the economics of the deal so much they became an equity partner midway through the project. The retail center opened in 2000. Trinity sold the property in 2002.
